A Property changes within the cycle of the tenancy regardless how well the tenants look after their residence, therefore it will not be in the same condition as it was at the beginning.

There are two categories of damages to the property, those that count as fair wear and tear to fixtures and fittings and those which have been caused by tenants’ carelessness, misuse or negligence.

 In order to create a clear distinction between these two and have a transparent process of refunding the deposit at the end of the tenancy, it is important to have an initial, comprehensive inventory report conducted.

INVENTORY SERVICES


STANDART INVENTORY          

An inventory is a detailed inspection of the fixtures, fittings and furnishings in a property.  It includes descriptive and conditional comments for each room.  The report includes an overview picture of each room and separate  conditional photos for items that appear damaged or valuable. Our standard Inventory report can be produced at any time during the tenancy and is purely a snapshot of the property on a given date. 

SCHEDULE OF CONDITION

A Schedule of Condition report is typically conducted at the end of a tenancy as an alternative to a Check-out report in the event that an Inventory and Check-in report cannot be supplied.  The report highlights notable damage and cleaning omissions at the time of the clerk's visit. The report is similar to a Check Out report, but excludes Suggestions and Liabilities as we have no report to compare the condition to.

INVENTORY AND METER READINGS

As with our standard Inventory report, our Inventory and Meter Readings report can be produced at any time during the tenancy but is also enhanced with readings for the gas, electricity and occasionally water meters, supported with photos. 

CHECK-IN REPORT                          

The Inventory & Check-in report is our most comprehensive inventory report, specific to and produced at the start of a tenancy.  In addition to everything in the standard Inventory report it also includes: meter readings with photos, keys provided with photos, schedule of condition & check-in service (releasing keys to new tenants on their move-in day). All of this provides sound support to facilitate an accurate comparison when the check-out report is eventually produced.
